Climate Tempered Communities© have been designed to provide homeowners in northern latitudes with a local, year-round, tempered micro-climate that can be enjoyed even in the dead of winter. In doing so, CTCs also provide the builder/developer with an alternative to standard housing motivations – a true 'product differentiation' that can provide a big competitive edge and an answer to soft markets.
The fact that many prospective buyers are migrating to warmer southern climates is a well known statistic, and one that is certain to continue as the ‘boomers’ continue to become ‘active seniors’. Over time this trend has lead to a steady loss of population in northern climates, while homes cannot be built fast enough in areas like Arizona, Florida or southern California. But it has also generated many prospective buyers who stay near their roots, but want a warmer lifestyle.
Our company’s goal is to establish relationships with builder/developers who would like to create their own Climate Tempered Communities© across North America. We have developed a Builder/Developer Affiliation Program in order to facilitate these new relationships and help bring this new type of housing product to market.
The Affiliation Program allows us to bring our basic design concepts, experience, 'Crystal Palace' branding, and our technology partners and vendors to the table as an ‘extension’ of your existing development teams, so that your project can come 'up to speed' quickly and inexpensively.
By having us work directly with your existing design, construction, and sales and marketing team members, you get just the level of expertise needed to create and market a CTC project, while adding the local architectural flavor for the housing, and dealing with existing team members that you know and trust. Our simple Engagement and Licensing Use Agreement lets everyone know what their responsibilities and duties are in the project.
Our business model is structured in such a way as to make our participation quite affordable, primarily as a variable cost. We are paid a small monthly consulting fee when the project is in the planning and marketing stages, but defer the majority of our proceeds to a ‘success fee’, paid when sales occur. In short, we make our money when you and the sales team do – at closing.
